I agree, Colney has too many hurdles I reckon.
As for east of the city, I don’t know where exactly this talk has been about but I think it revolves around a new section of railway track to a new station rather than a new station on an old line. I expect the new bit would branch off an old one. I would guess it would be south of Salhouse and north of Postwick so it would serve all the businesses around there as well as whatever else will be built inside the NDR (stadium maybe!).
So I think a new stadium further out from the city centre would be in what currently looks like a no man’s land with no amenities and inadequate travel links but by the time it happens (or doesn’t) would be a bit like riverside is now but probably better.
