watched a couple of ipswichwoci lads this morning on homesunderthehammer, done up a place down there changed it from a 4 bedder to a 6 bed house of multiple occupancy for professionals. each bedroom had en-suites and the "penthouse" at the top they put a massive room in the loft that rented out at 800 pcm. i know it's ipswich yeah but they did a quality job and the finish was top notch. not that i'm suggesting you move to ipswich btw. 700 for a room is nuts.
