everything I've heard suggests you have to be prepared to do the 'selling' yourself

you are effectively just paying for their access to rightmove (etc) and to act as a PA to organise viewings. If you want someone to do actually sell it, and then (far more importantly) progress the transaction and make sure everything gets done when it needs to get done, you need to be prepared to put the legwork in yourself.

So it depends on whether the money or your own time is worth more to you.

And on the flip side, we bought from an agent doing a very similar thing (low fixed fee, seller does the viewings) and the selling agent was pretty much on our side in terms of the negotiations and price - all they wanted to do was to get the property sold. They didn't care about getting more money for the seller.
