a house is only worth what someone is willing to pay for it

I tried to buy a house a couple of years ago. Estate Agent McEstateyface* BAULKED when I offered ?10k below 'guide' then made some s**t up about it already being reduced by ?25k.

Long story short. It sold for ?15k below the 'guide' a year later, not to me, I'd told her to f**k right off chap.
