but basically you have to get approval for any work at all, more or less, and use appropriate materials. Mate has a listed building in Swindon, it's absolutely gorgeous, proper old oak timbers throughout etc, but (for example) the render is a specific mix and he's only allowed to use that on his walls, and it costs about five times as much as the normal stuff. There are builders who specialise in listed places who will be across all the detail. In mitigation places built like his were built very robustly so he doesn't have to have work done very often in comparison to the rest of us; but when he does it costs that much more and there's the bureaucracy to faffle through.
