Land registry first point of call tip see what is on the title plan. you can do it online

under a tenner and you can also check neighbours boundary not an exact plan cause they always have a disclaimer. Then check your title deeds as most modern ones will have dimensions too. Then go online on a free site called gardenlaw got some really clever people on there. I bought a plot last year only to find when I applied for title the vendors only owned two thirds of the land. You would think pretty straight forward solicitor mistake no chance six months in no further forward. Guy on gardenlaw goes by the name of pilman has been more use them solicitors so much so I am going to bung him a few quid when it is sorted.
